Our Service Guarantee

It’s not uncommon for agents to over promise and under deliver when it comes to their service. When you list with Parkes Property we want to ensure you have peace of mind by backing up our verbal commitment to you in writing. We will provide you with a written Service Guarantee for either Auction or Private Sale. It outlines our service from the moment you list with us right up until settlement. There is even a penalty fee in the event that our service does not comply with our Service Guarantee.

Seller’s Checklist

Legal Documentation

You cannot sell a property within Victoria without first providing a prospective purchaser with a Section 32 (commonly known as a Vendor’s Statement). Liaise with your agent to request your legal representative to prepare all necessary documentation. A section 32 must disclose all matters relating to the property being sold.

Increase the Value of Your Property

A small financial outlay on property maintenance, the services of a Property Stylist or a Furniture Pack can substantially increase the sale price for your property as a result of increased competition.

Investment Properties

If there is a current lease, check the expiry date and ensure your agent and solicitor are aware of the terms and conditions of the lease.

Chattels

Make sure you advise your agent of any chattels or fittings you wish to exclude from the sale. Standard items usually include window furnishings, electric light fittings and floor coverings.

Access Arrangements

Make suitable access arrangements with your agent so they can introduce qualified buyers to the property when it presents at its best. There is not much to gain from showing prospective buyers through a home when the Vendor has not prepared the home for viewing.

Reason for buying

Provide your agent with as many reasons why you initially purchased your property. It will provide the agent with the selling features and assist in targeting the correct sector of the market place.

Insurance

It is important to note that you are responsible for any damage or loss to the property from the sale date until settlement. As there is no obligation for a purchaser to insure the property once contracts have been exchanged, it is wise to keep the property insured until settlement.
