How to make your best offer

Settlement date

You may have a better chance of securing a property if you offer a settlement date that is attractive to the vendor. For example, a vendor who has to move and pay for their next house will welcome a 30-day settlement. If you don’t have flexibility in accommodating the vendor’s preferred settlement date, you may need to increase your offer to seal the deal.


Your agent will outline in the contract of sale the chattels included with the property. Sometimes a vendor may request to take something that would normally remain with the property. By allowing them to retain a special light fixture or plant, you may have a better chance of getting your offer accepted.

Give it your best shot

When multiple offers are submitted to a vendor, buyers often believe they will get a second chance to increase their offer. This may not be the case; there is a fair chance that the vendor will accept the best offer at that point. Submit your best possible offer and if you miss out, you’ll know you did the best you could.

Our policy on offers

Before submitting an offer, always ask the agent to explain their company policy on how offers will be handled. Parkes Property will never reveal a prospective buyer’s offer to another potential buyer. Once you submit your offer in writing, the only people privy to it will be the agent and the vendor.
