How to make your best offer.

Vendors usually prefer an unconditional offer.

Do your work with your Solicitor/Conveyancer prior to submitting your offer and remove as many conditions as possible. A Contract of Sale subject to finance or the sale of your house is not as good as a cash offer (unless it is significantly higher).

Settlement Date.

By offering a date which is more appropriate to the Vendor, you may have a better chance of securing the property. Do your best to accommodate their needs? A Vendor who has to move and pay for their next house in 30 days will welcome a contract which allows them to do this. On the other hand you may prefer a date which suits your needs so increase your offer as this may seal the deal.

Chattels.

Your Agent will outline in the Contract of Sale the chattels which are included with the property. However, sometimes a Vendor may have a special request to take something which would normally remain with the property. For example by allowing the Vendor to keep a plant which they have requested to take or a light fitting which has sentimental value, your offer may become more appealing.

Give it your best shot.

When multiple offers are submitted to a Vendor often buyers believe they will get a second chance. This may or may not happen, as there is a fair chance that the Vendor may accept the best offer at this point of time. It is wise not to hold back on price waiting for the Vendor to negotiate. Submit a price which you would not go above and if you miss out, then you know you went as high as you could. Before submitting an offer always asks the agent to explain their Company policy on how offers will be handled.

Parkes Property will never reveal a prospective buyer’s offer to another potential buyer. Once you submit your offer in writing the only persons who will be privy to the details of your offer will be the Agent and the Vendor.
